When we help clients list their home, one of the most asked questions we get is, “Should I change out my carpet to hardwoods? How much will it cost? And will I recoup the cost of it when I sell??” Here’s a simplified breakdown of each:

Hardwood floors: Probably the most popular choice for homeowners, although it is also one of the most expensive. The cost will depend on the type of wood you choose, but the installation costs will generally range between $6 and $12 per square foot. They are strong and durable and are good for high-traffic areas like the living room and dining room.

Laminate flooring: The costs for laminate flooring range between $2.70 and $10 per square foot, so it’s definitely a less expensive choice compared to hardwoods. Other pros include easy installation, and durability, but be careful with moisture damage as they can be more difficult to repair.

Vinyl: Don’t worry, we’re not talking about the cheap-looking vinyl used years ago. Luxury Vinyl is actually very durable and can mimic wood, ceramic, and stone. It’s also affordable, with costs ranging from $3.50 to $15 per square foot.

Ceramic: Ceramic and porcelain continue to be an excellent choice for moisture-prone areas like the bathroom. However, it is one of the most expensive options, averaging $13.50 to $83 per sqft.

Carpet: One of the most cost-effective choices at an average $3.50 to $11 per sqft. Perfect for bedrooms. Professional cleaning is recommended at least once a year. Not recommended for living rooms if you’re looking to sell your house, as most home buyers will be calculating how much it will cost to remove it.
